Patio Door Replacement in Oshawa, ON
Oshawa Prestige Windows & Doors looks after patio door replacement. Oshawa backyards are full of 1990s sliders that need two hands to open, fog between the panes, and leak cold air across the kitchen floor all winter. A patio door is the biggest piece of glass in most houses, so a bad one costs you more heat than any window. We take out the old door, check the sill and floor under it, and put in a new unit that's level and sealed.
Oshawa Prestige Windows & Doors provides sliding patio door and garden door replacement to Oshawa and surrounding Ontario cities, including Whitby, Bowmanville, Ajax, Courtice and Pickering. Our crews put in about 1,100 openings a year across Durham Region, and most patio doors go in during one day with the opening closed up before we leave. You get photos of the sill before and after, and every install carries our 5-year installation warranty. Changing the front door too? See entry door replacement.
Types of Patio Door Replacement in Oshawa
Nearly every job we do is one of these patio doors. Oshawa openings usually stay the same size, so you can switch styles without cutting the wall.
Two-Panel Sliding Patio Door
The standard sliding patio door: one fixed panel and one that rolls. It doesn't swing into the room or onto the deck, so it suits kitchens with a table near the door. Good rollers make the difference. A new one should glide with one finger, the way the old one did 25 years ago.
Three-Panel Sliding Doors
For openings wider than about 8 feet, three panels give a wider view and a bigger walkway. The middle or an end panel slides. They're heavier, so the sill and the floor under it need to be solid and level. We check that with the old door out, before the new one goes in.
Garden Doors
Garden doors are hinged patio doors, with one panel that swings and one that's fixed, or both swinging. They seal tighter than a slider because the door presses into weatherstripping all the way around. Garden doors need room to swing, so check where the table goes. Honestly, on a windy back wall we'd pick a garden door over a slider.
French Doors
French doors are a pair of hinged glass doors that both open, leaving the full width clear. They look classic on older brick homes and on new builds with high ceilings. Most use the same rough opening as a slider, so switching doesn't mean cutting the wall. A multipoint lock bolts each door at the top and bottom.
Patio Doors With Blinds Between the Glass
Blinds between the glass are mini blinds sealed inside the glass unit. You tilt or raise them with a slider on the frame, and they never need dusting. They suit kitchens where a curtain would get in the way. Kids and pets can't bend them either, which counts for a lot.
Pivot and Wide-Opening Patio Doors
A pivot door turns on a point near its centre instead of hinges on the edge, and wide-opening setups use double centre panels. They're the premium end, built to order for custom homes and big renovations. Expect a longer lead time and a higher price, and plan the opening with us early.

Signs Your Patio Door Needs Replacing
- It takes two hands or a hip to slide it open. The rollers or the track are worn out.
- Fog or streaks between the panes that won't wipe off. The sealed unit has failed.
- A cold draft along the floor, or frost on the inside of the bottom track.
- Water on the floor after a hard rain, often from a sill that's lost its slope.
- The lock doesn't line up any more because the frame has shifted.
A fogged patio door is like a thermos that lost its vacuum. It still holds the cold out a bit, just not well. One or two of these can sometimes be repaired. Three or more usually means a new door.
Glass and Security for a Patio Door
Every patio door uses tempered glass, the safety kind that breaks into small pieces. A Low-E coating keeps summer heat out on a west-facing deck and keeps heat in during January. For better security, add a foot lock on a slider and a multipoint lock on garden doors. Laminated glass is worth it on doors hidden from the street.
Patio Door FAQ
Is a sliding patio door or a garden door better?
It depends on the room. A sliding patio door saves space, since nothing swings into the kitchen or onto the deck. A garden door seals tighter, because it presses into weatherstripping all the way around, and it opens wider. Choose a slider for tight spaces and a garden door for windy walls.
Can you switch a sliding door to French doors?
Usually, yes. French doors and garden doors often fit the same rough opening as a slider, so there's no need to cut the wall. You do need room for the doors to swing, inside or out. We check the swing space, the sill and the floor under the old door before we order.
How long does patio door replacement take?
Most patio doors are installed in one day, and the opening is closed before the crew leaves. Bigger three-panel doors or a soft subfloor under the old sill can add time. Ordering takes several weeks, because most doors are built to your size, glass and colour.
Why is my patio door so hard to slide?
Usually the rollers under the sliding panel are worn, or the track is bent or packed with dirt. Sometimes the house has settled and the frame is no longer level. New rollers can fix a door that's otherwise sound. If the frame is out of square or the glass has fogged, replacement is the better fix.
Are blinds between the glass worth it?
For a lot of kitchens, yes. Blinds between the glass are sealed inside the glass unit, so they never collect dust, and kids or pets can't bend them. You raise and tilt them with a slider on the frame. They add cost to the door, and if a blind fails, the glass unit gets replaced.
Do I need a permit for a new patio door in Oshawa?
Not for a same-size replacement on a house. The City of Oshawa lists same-size window and door replacement as work without a building permit. If you want a wider opening, for example turning a window into a door or a 6-foot slider into a wider one, that's an alteration and needs a permit.
