From Wartime Houses to Lake Driveway: Ajax Homes and Their Windows
Ajax grew up around a munitions plant, which still surprises people. The Defence Industries Limited works opened in 1939, and after the war the federal housing agency laid out a town around it. Improvement District in 1950, a full town by 1955. You can still read that history in the window openings.
1940s and 1950s Wartime and CMHC Houses
The oldest streets have small wartime and postwar houses with modest openings. Most were re-windowed once already, often with inserts jammed inside the old wood frames. Every time we pull one of those inserts we find the same thing: soft wood behind it. Then it's a full-frame replacement, back to the bare opening. Houses this old may also have lead paint on the trim, so we handle it carefully.
1970s and 1980s Subdivisions
Central Ajax filled up with subdivisions through the 1970s. In the early 1980s, bigger homes went in along Lake Driveway and Westney Heights spread north of Highway 2, at a time when mortgage rates sat near 18%. A lot of those houses still have aluminum sliders or early vinyl. They leak air at the corners. Feel the bottom corner on a cold morning.
Pickering Village Heritage District
The old Pickering Village, now part of Ajax, became a Heritage Conservation District under By-law 102-2013. Owners there may need a heritage permit before exterior work, so new windows have to suit the house's original style.
Living Beside Highway 401 and the GO Line
Highway 401 runs straight through Ajax and splits it in half, with only four streets crossing it. If you live near the highway or the GO line, you hear trucks and trains all day. In our opinion, laminated glass plus a tight seal around the frame does more for noise than anything else. A third pane helps less than people expect.
Lake Ontario Wind on South Ajax Homes
South Ajax sits right on Lake Ontario, with the waterfront trail along the shore. Homes near the water take wind-driven rain on their south and east walls, every spring and fall. We seal those frames with flashing tape and new exterior caulking. Before covering any outside trim, we press on it. Soft wood under metal is painting over a water stain. It looks fixed until it isn't.
How much does window replacement cost in Ajax?
Most Ajax homeowners pay about $500 to $1,000 for a standard vinyl casement window, supplied and installed, based on 2026 Ontario price guides. Full-frame installs, triple pane and custom colours cost more. A bay window usually runs $3,000 to $5,000. We give a written quote after measuring.

Install Day at an Ajax Home
Install day in Ajax goes like this. The crew pulls up in the morning with your windows on our own truck. Floors get covered first. We start with the bedrooms, so the house is closed up by bedtime. Always.
- Drop sheets go down and furniture is moved back from each window.
- One opening at a time comes out, so the house is never left open.
- Each new window is set level on shims, foamed and sealed inside and out.
- The trim goes back on, the glass is cleaned and the old windows leave with us.
We photograph every opening before and after, and the photos are yours to keep. A two-person crew finishes a typical 10-opening house in one day. That's most of the job.
Window and Door Replacement Options in Ajax
The six jobs we do most in Ajax, give or take a season.
Vinyl Windows
Vinyl frames never need paint and handle lake weather well. Most Ajax homes get vinyl casement or slider windows, with custom exterior colours if you want to match brick or siding.
Hopper Windows
A hopper window tips in from the top. It's the usual pick for basements, because it lets air in without poking out into the window well. Small window. Big difference.
Slider Windows
Sliders open sideways on a track. In 1970s Ajax bedrooms they often replace old aluminum sliders in the same opening, which keeps the inside trim intact.
Bow Windows
A bow window uses four or more equal units in a gentle curve. Many Lake Driveway homes have one in the living room, and replacing it fixes sagging and drafts at the seat.
Front Door Replacement
A new steel or fibreglass front door with a multipoint lock is stronger and tighter than the 30 year old door it replaces, and because we replace the frame and sill along with the slab, the cold draft that used to run along the hallway floor every January simply stops. Done.
Patio Door Replacement
Old sliding patio doors stick, leak and fog. A new one glides on fresh rollers and locks properly. We also fit hinged garden doors where there is room for the panels to swing.

Ajax Window Replacement FAQ
Which windows are best for a home near Highway 401 in Ajax?
For noise, laminated glass works best, because its plastic layer dampens sound. Pair it with a frame that seals tightly, like a casement, since noise leaks through gaps. Triple pane helps a little with noise, but laminated glass in a double-pane unit usually does more for the money.
How long do new windows take to arrive?
Most custom vinyl windows take 6 to 10 weeks from order to install. Wood-clad and odd shapes take longer. Before ordering, we check measure every opening a second time. So the windows show up the right size, and install day is boring. Boring is good.
Can my wartime Ajax house keep its original look?
Yes. We can match the size and layout of the old windows and add grilles that copy the original pane pattern. If your home is in the Pickering Village heritage district, the Town of Ajax may need to approve the design through a heritage permit first.
Do you remove the old windows and clean up?
Yes. The crew takes the old windows out, hauls them away and cleans up at the end of every day. Drop sheets go down inside, the work area gets vacuumed, and you won't find a pile of old frames by the curb. Disposal is in the quote. No extra line.
What warranty comes with window installation in Ajax?
Every install gets our 5-year installation warranty, which covers the work itself. The windows and doors also carry the manufacturer's warranty on the glass, frames and hardware. Our factory-trained service technicians handle any warranty visit, and we can find parts for windows made decades ago.
Is it worth replacing windows on the lake side first?
Usually, yes. In south Ajax the south and east windows take the most wind and rain, so they go first. Doing that side now and the rest next year spreads the cost and fixes the worst drafts this winter. We'll walk the house with you and show you which openings are worst.
