Brooklin's 1990s Houses Are Due for New Windows
Brooklin barely built anything for decades, then the mid-1990s happened. The Village of Brooklin subdivision went in between Queen Street and Thickson Road, more followed to the southeast, and houses reached Ashburn Road by 2000. Most of those homes still have the windows the builder put in. Those windows are now 25 to 30 years old. We see it every week.
Here's a recent one. A 1990s two-storey, 16 builder-grade sliders, 4 of them fogged solid. We swapped all 16 by retrofit for casement and awning combinations, with triple-pane glass on the north wall only. Two days on site, $18,000 to $22,000 all in. The owners said the upstairs hallway stopped feeling like a porch.
Foggy Sliders and Drafty Corners
Fog between the panes means the edge seal on the sealed unit has given out. The gas leaks, damp air creeps in, and the glass stops doing its job. In plain terms, it's a thermos that lost its vacuum. New units use a warm-edge spacer, which keeps the edge of the glass warmer and stops that frost line in the bottom corners. Cold glass tells you.
Meadowcrest and the Heritage District
Two older corners of Brooklin need a different plan from the newer streets. Different decade, different problem.
Meadowcrest Bungalows from the Late 1950s
Meadowcrest went in west of Baldwin Street in the late 1950s, and for years locals just called it "the subdivision." These bungalows are usually on their second or third set of windows. Built before 1960 means the old trim paint may contain lead, so we take that trim off slowly and bag it. No sanding.
Working Inside the Brooklin Heritage Conservation District
Downtown Brooklin became a Heritage Conservation District in 2008 and covers 169 properties. The Town of Whitby requires a heritage permit before exterior work there. Heritage staff look at window style, grille patterns and trim, so a double hung window with a traditional grille often fits better than a modern slider.
Highway 407 Noise and Open-Field Wind
Highway 407 opened in June 2016 and runs just south of Brooklin along the hydro corridor. Houses on the south edge hear it, mostly at night when everything else goes quiet. In our experience, laminated glass in the bedroom windows does more for road noise than a fatter frame.
North and west, Brooklin climbs into the Oak Ridges Moraine, and farm fields wrap around the newer streets. Wind comes across those fields with nothing in the way. On the end houses, we seal every frame to the wall with flashing tape and foam, not just a bead of caulking. Caulking alone is taping a hockey glove. It works for a season.

Why are my Brooklin windows foggy between the panes?
Fog between the panes means the seal around the glass has failed and moist air got inside. It can't be wiped off. The window still works, but it no longer insulates well. In 1990s Brooklin homes this usually shows up on several windows at once, around the 25 year mark.
Should I replace all my windows at once?
