Whitby Homes by Decade and the Windows They Need

We read a Whitby house by its decade before we look at a single window. Settlement goes back to 1800, the town was incorporated in 1855, and since the mid-1990s the subdivisions have kept marching north toward Brooklin. One street can hold three different window problems. Sometimes four.

Downtown and Werden's Plan: Older Brick Homes

Near the old four corners at Brock and Dundas, a lot of houses are brick with deep openings. The wood frames rot from the bottom up and the brickmould works loose, so a full-frame replacement is usually right here. Houses built before 1960 often have lead in the old trim paint, and we treat that trim carefully. The sill decides.

South and Central Whitby: 1950s to 1970s Bungalows

These bungalows and side-splits often still have aluminum sliders, or the first vinyl from the 1980s. If the wood under the old frame is solid, a retrofit installation saves you money and keeps your inside trim. Our estimator puts a moisture meter on every wood sill before choosing. Soft wood means the whole frame comes out. No capping over it.

North Whitby Subdivisions: 1990s Builder Windows

The north end's 1990s and 2000s houses are now 25 to 30 years old. We've seen the same thing on street after street: builder-grade sliders that fog up between the panes once the seal gives out. A fogged unit is a thermos that lost its vacuum. It still holds the coffee, it just doesn't keep it hot. Casement and awning windows seal tighter and open easier. Cold glass tells you.

Lake Wind, Highway 401 and Highway 412

Whitby runs right down to Lake Ontario, and the wind off the water drives rain sideways into south and east walls. That's where leaks start, so on those walls we fuss over the flashing and the caulking line. Honestly, triple-pane glass earns its money on the windiest side of the house. On a sheltered wall, it's often not worth the extra.

Highway 401 crosses the south end with interchanges at Brock Street and Thickson Road. Highway 412 heads north to the 407 near the Ajax line. Bedroom by the traffic? In our experience, laminated glass cuts road noise more than adding a third pane does. Quieter nights, same frame.

Do I need a permit to replace windows in Whitby?

Usually not. Replacing a window or door with one of the same size on a house normally doesn't need a building permit in Durham Region. A permit is needed if the opening gets bigger or a new one is cut. Homes in a heritage district also need a heritage permit first.

Whitby has two Heritage Conservation Districts: Werden's Plan, about 250 properties, and Brooklin, with 169. Inside either one, the Town wants a heritage permit before exterior work, and it was free to apply at the time of writing. Heritage staff care about window style, grilles and trim.
